What pushes a Sterling roof up or down the range
- Roof size and pitch. A steep two-story colonial takes more material, staging and safety work than a low ranch or split-level.
- Layers coming off. Older Sterling houses that have been re-roofed before may have a second layer; multi-layer tear-off is listed under the high-end tier.
- Decking condition. Soft or damaged plywood found after tear-off has to be replaced before new roofing goes on.
- Roof complexity: valleys, dormers, skylights, chimneys and walls that need flashing.
- Ventilation changes, such as adding a ridge vent or fixing exhaust fans that end in the attic.
- Shingle choice. Architectural shingles are the mid-range norm; premium lines such as GAF Grand Sequoia or CertainTeed Presidential Shake sit higher.
- Penetrations that need coordination, such as solar arrays or satellite dish mounts.
What a written roofing scope should include
Whatever the number, the scope behind it should be specific enough that you could hand it to another roofer and get a comparable price. At minimum it should name the shingle manufacturer, product line and color; say whether the roof is torn off to the deck and how many layers are expected; describe how decking repair is handled and priced if it turns up; list the underlayment, flashing, drip edge and ventilation work; say who handles any permit; and describe cleanup. Our guide to comparing roofer quotes line by line shows how to line two scopes up against each other.
Getting a ballpark before a visit
The Roofing Roughnecks instant roof estimate tool uses satellite and elevation data to measure your roof's area, pitch and complexity, then emails a ballpark price range. Tree cover, skylights and existing roof condition can shift the real numbers, so treat it as a planning number. A finalized price comes from an in-person estimate.

Are these prices quotes?▸
No. They are typical Northern Virginia reference ranges from the Roofing Roughnecks cost guide. Your price comes from an in-person look at the roof and a written scope.
Why is the high-end range so wide?▸
Premium materials, a complex roof line and multi-layer tear-off each add cost, and a large, steep roof with all three can run well past the middle of the range.
Does Loudoun County charge a permit fee?▸
Permit requirements and fees are set by Loudoun County and change over time, so we do not publish them. Your written scope should say who handles any permit.
Is decking replacement included in the price?▸
It depends on the scope. Decking condition is often unknown until tear-off, so a good scope explains how it is handled and priced if it is needed.
