What a full roof replacement includes
A roof is a system, not a layer of shingles. Under the shingles there is the deck (the plywood or boards everything is nailed to), the underlayment that acts as a second line of defense, and the flashing that seals walls, chimneys and valleys. Pipe boots, exhaust vents and the ridge pass through or cap it, and the drip edge carries water into the gutters. A replacement scope should account for each of those parts.
- Roof inspection and material recommendation before the scope is written.
- Tear-off of the existing roof down to the deck.
- Decking repair wherever soft or damaged decking shows up after tear-off.
- New roofing system: underlayment, flashing details, shingles and ridge.
- A ventilation review, so attic airflow is checked instead of assumed.
- Cleanup and debris removal.
Two Sterling roof replacements
The first Sterling project below went from tear-off through finished shingles. The second shows the stage most homeowners never see: fresh decking in place on a two-story colonial before the underlayment and shingles go on. Both were handled directly by Roofing Roughnecks.

Sterling houses and what they mean for a replacement
Sterling's neighborhoods were built in waves. Sterling Park dates to the 1960s, Sugarland Run to the 1970s and 1980s, Countryside to 1981 through 1991, and Cascades to the 1990s and later. Asphalt shingle roofs commonly last 20 to 30 years, so an older Sterling house may be on its second or third roof, while many homes built around 1990 are only now reaching their first replacement. Each situation changes the scope. Older houses are more likely to have an extra layer to remove or decking that has been through several re-roofs; first replacements on 1990s houses often turn up original ventilation that was never upgraded.
Sterling has plenty of attached homes; Sugarland Run, for example, has its own townhouse association. If your roof runs continuously into a neighbor's, the scope should say where your section ends and how the new shingles meet the old ones, and your association may set the shingle line and color for the whole row.
Loudoun County permits and association approval
Sterling is unincorporated, so building permits come from the Loudoun County Department of Building and Development. Virginia's building code exempts some re-roofing work from permits and not others, and the county's own published permit reports include residential re-roof permits where plywood decking was replaced. The written scope should say who is responsible for confirming and pulling any permit. Separately, if you are in an HOA or community association, get its approval for the shingle line and color before materials are ordered. The permits and HOA page walks through both.
Choosing shingles
Most Sterling replacements use architectural asphalt shingles. Roofing Roughnecks installs GAF Timberline HDZ, Timberline UHDZ and Grand Sequoia, and CertainTeed Landmark, Landmark Pro and Presidential Shake, and the division holds CertainTeed Master Craftsman credentials earned in September 2026. We give you the manufacturer, product line and exact color name, which is what most associations ask for on an application.
What a roof replacement typically costs
The division's cost guide lists typical Northern Virginia reference ranges of $9,000–$16,000 for a basic replacement, $16,000–$28,000 for mid-range and $28,000–$50,000+ for high-end scopes. Roof size and pitch, the number of layers coming off, decking condition, flashing and ventilation work and the shingle you choose decide where your roof lands. These are ranges, not quotes.

Have you replaced roofs in Sterling before?▸
Yes. Roofing Roughnecks has completed multiple full roof replacements in Sterling, handled directly by the division rather than subcontracted. Photos from two of them are on this page and the projects page.
How do I know whether I need a replacement or a repair?▸
It depends on how widespread the damage is and the roof's overall condition. A single leak or a small damaged area is usually a repair. Widespread wear, several leak points or a roof near the end of its life usually points to replacement. We tell you which we recommend after inspecting it.
How long does an asphalt shingle roof last?▸
Asphalt shingle roofs commonly last 20 to 30 years. Condition, ventilation and maintenance history matter as much as age.
Do I need a permit to replace my roof in Sterling?▸
It depends on the scope. Sterling permits come from Loudoun County, and Virginia's building code exempts some re-roofing from permits but not all of it, for example larger decking replacement. Your written scope should say who confirms and handles any permit.
Will my HOA need to approve the new roof?▸
Many Sterling associations review exterior changes, and shingle color or material changes are a common reason for review. Check your association's guidelines before materials are ordered; we provide the product details you need for the application.
